This project involves the architectural realization of a three-storey commercial landmark in the high-density Metrotown vicinity, designed with a dual-phase strategy centered on adaptive reuse. Initially, the facility will serve as a premier indoor bouldering hub, requiring specialized interior volumes with expansive vertical clearances and a robust structural frame. This phase establishes a vibrant, high-energy presence that fills a specific community niche while utilizing the building’s unique capacity for dynamic physical movement.

As the development matures, the design facilitates a seamless transition into high-end office spaces. This shift is enabled by a modular structural grid and consolidated service cores, allowing the open athletic areas to be efficiently partitioned into professional suites. By optimizing the limited property footprint, the design maximizes available density without sacrificing spatial quality. A striking, fully glazed frontage creates an “active frontage,” fostering a visual connection with the community and ensuring deep natural light penetration for future office occupants. Furthermore, the underground parking is designed from the outset to accommodate the increased density of a corporate environment. This forward-thinking approach ensures the building remains a resilient, revenue-generating asset capable of adapting to the evolving economic demands of the city.
