The proposed residential development at 184 Street serves as a strategic model for addressing British Columbia’s housing crisis by thoughtfully increasing density within a “low-density cluster” framework. By utilizing “bonus density” options, the project can provide between eight and ten units per acre, offering a meaningful boost to the local housing supply while maintaining the neighbourhood’s character. The inclusion of a proposed road connecting to future potential developments to the south ensures that this site is not an isolated pocket but a functional part of a growing, connected community designed for long-term urban integration.

Sustainability is at the heart of this design, making it an exceptionally green and environmentally friendly project that respects its rural roots. The plan preserves a vast area of existing farmland and protects it with a massive 50-meter-wide natural shield composed of a 20-meter green buffer and a 30-meter Agricultural Land Reserve (ALR) buffer. This layout ensures that while new homes are built, the environmental footprint is minimized and the local ecology is shielded from urban activity. Additionally, by dedicating up to 7.5% of the cluster to open space, the development prioritizes breathable, communal greenery, ensuring that the new residents live in a space that is as sustainable as it is welcoming.
